Homeowner Checklist

1. Secure a written contract detailing all aspects of your roofing project including material to be used, color, method of installation and total price of contract.
2. Verify insurance by receiving a certificate of insurance for your protection.
3. Call on references from past customers. Any contractor can provide 2 or 3, ask for many if you feel uneasy.
4. Call the material suppliers to verify the contractor’s financial standing. Many contractors use the proceeds from your job to pay for the materials for past jobs. You don’t want to pay twice for your materials. Ask for a lien release at the time of payment. A good contractor should be willing and ready to provide one for your protection.
5. Payment should be made upon completion of your roofing project. You should not do business with a company who asks for money up front.
6. When removing an existing roof, care should be taken to protect surrounding landscaping and debris should be cleaned up daily.
7. Never allow staples to be used to install your shingles.
8. If you need to replace an air conditioning unit, add insulation to cathedral ceilings, or to fumigate inaccessible attic areas, now, with the roof off, is a good time to plan this.
9. Existing felt should be replaced with a new layer of felt paper if the old felt is removed with the roof tear off.
10. Valleys should have metal flashing. Special membranes are also a good underlayment.
11. Plumbing vents should have new flashing installed. Never allow plastic booted flashing to be used; you will be building a repair job into your new roof.
12. All wall and chimneys should be checked for bad flashing. Now is the time to install this if the old is bad.
13. Most manufacturers provide products using copper or zinc granules to prevent fungus growth on the shingles. Our service areas are in a geographic location where algae causes ugly black stains. An additional charge of $4.00 to $6.00 a square will usually pay for this upgrade. We strongly recommend this addition to your roof system.
14. The average roof should take 1 to 2 days to install. If a company’s crews are taking 4 to 5 days to complete a roof the company is using inexperienced crews.
