What is a Mechanic's Lien?

 A mechanic’s lien is a guarantee of payment to builders, contractors, and construction firms that build or repair structures. Mechanic's liens also extend to suppliers of materials and subcontractors and cover building repairs as well. The lien ensures that the workmen are paid before anyone else in the event of a liquidation or sell.

What is a Mechanic's Lien Waiver? 

 It is a waiver of lien in format and content sufficient under controlling law to waive and relinquish any right to assert a mechanic's lien against the Premises. 

Anyone who provides labor, services or materials to improve a home is entitled to be paid for the work performed. If the company you paid does not pay for the labor and materials of your new roof then the unpaid can come and file a lien on your property. If you have a signed Lien Wavier then you are safe from having to pay twice and having a lien on your home.

In your customer information package we provide at the time of your estimate, enclosed is a Contractor Affidavit and Waiver of Lien Rights. Upon completion and payment we will sign the Waiver of lien rights which protects you from anyone coming back and putting a lien on your property for nonpayment.
